BOP Insurance for Airbnb Hosts in Texas: Coverage, Costs, and What It Covers

Airbnb's AirCover program provides up to $3 million in host liability protection and up to $3 million in host damage protection. Those are large numbers, but the program has meaningful exclusions, a claim process that can take weeks, and no coverage for your business personal property as a business asset. Texas hosts running one or more properties through an LLC, or earning consistent short-term rental income, often find that AirCover is a starting point rather than a complete solution.

A commercial Business Owner's Policy fills in the gaps AirCover leaves and adds coverage categories that AirCover does not address at all, including business interruption and commercial personal property. If you treat your Airbnb as a business rather than an occasional side income, the policy structure should match that.

Quick Answer

Property CountEstimated Annual BOP Premium
1 property (owned as a business)$600 to $1,100 per year
2-3 properties$950 to $1,900 per year

Texas sits in the middle of the national range for commercial STR premiums. The state's permissive regulatory environment keeps carrier competition healthy, which holds prices down relative to coastal markets. Hosts in flood-prone areas along the Gulf Coast or in low-lying parts of Houston should budget separately for flood coverage, which BOP does not include.

Note: many short-term rental hosts also need a dedicated STR policy alongside a BOP. The BOP provides the commercial liability and business property layer; an STR or dwelling policy covers the structure itself.

What a BOP Covers

Guest Bodily Injury. If a guest slips on stairs, trips over outdoor furniture, or is injured by a defective fixture on your property, your BOP's general liability component responds. This covers medical expenses, legal defense costs, and judgments up to your policy limit. AirCover also covers guest injury, but its claim process runs through Airbnb's internal review, which is slower and less predictable than a direct insurance claim.

Property Damage to Third Parties. If a guest accidentally damages a neighboring property, or if damage from your rental unit spreads beyond your own walls, the liability portion of your BOP responds. AirCover covers damage guests cause to your property, but third-party property damage has more ambiguous coverage under the AirCover terms.

Business Personal Property. The furnishings, appliances, smart home devices, linens, and equipment you own as a business entity are covered under the commercial property component of a BOP. AirCover does not cover these assets in the way a commercial policy does. If a kitchen fire destroys your appliances and your custom furniture, BOP pays to replace them at their business value.

Business Interruption. If a covered peril, such as a fire, wind event, or burst pipe, makes the property uninhabitable and you lose rental bookings as a result, business interruption coverage replaces that lost income during the restoration period. This is not a feature of AirCover.

Products Liability. If you provide food items, welcome baskets, or consumable amenities and a guest claims harm from them, products liability coverage applies. This is a relatively low-risk exposure for most hosts but worth noting if you offer more than standard toiletries.

What a BOP Does NOT Cover

The Structure Itself. BOP covers business personal property, not the building. Your property needs a landlord policy, a dwelling fire policy, or a commercial property policy to insure the structure. Many Texas hosts layer a BOP on top of a landlord or dwelling policy.

Guest Property Theft. AirCover handles some guest property theft claims. BOP does not cover belongings that guests bring onto the property.

Intentional Damage by Guests. BOP excludes intentional acts. A guest who deliberately breaks furniture or vandalizes the unit is handled separately, either through AirCover's damage claim process or small claims court.

Flood. Standard BOP excludes flood. Texas coastal and Gulf-adjacent properties face genuine flood exposure. A separate NFIP or private flood policy is required.

STR Exclusions in Underlying Property Coverage. Many standard homeowner's policies exclude short-term rental activity entirely. Before relying on any homeowner's policy for your rental property, verify whether the policy contains an STR exclusion. BOP does not fix a gap in your property coverage.

Texas-Specific Considerations

Texas has no statewide short-term rental licensing requirement, which keeps the administrative burden lower than in many other states. Local rules vary significantly. Austin has enacted STR regulations that restrict non-owner-occupied rentals in residential zones. Houston is more permissive, with no blanket restrictions on short-term rentals citywide. San Antonio and Galveston have active STR markets with their own permit processes.

The Texas vacation rental market is large and geographically diverse, spanning urban markets (Austin, Dallas, Houston, San Antonio), Gulf Coast beach destinations (Galveston, Port Aransas, South Padre Island), and the Texas Hill Country. Carrier competition is healthy because of the market size, which contributes to premiums that are competitive relative to California or New York.

Wind and hail exposure is significant in many parts of Texas. West Texas and the Panhandle face tornado risk. The Gulf Coast faces hurricane exposure. These risks affect your property coverage (dwelling or landlord policy), not your BOP directly, but they are part of the overall insurance picture for a Texas STR host.

Hosts who hire cleaning staff or maintenance workers as employees need to carry Texas workers' compensation coverage separately. Texas is the only state that does not require most employers to carry WC, but that does not mean the liability exposure disappears. If an employee is injured on your rental property without WC in place, you face unlimited personal liability.

Frequently Asked Questions

Does AirCover replace real insurance for Texas Airbnb hosts?

No. AirCover is a guarantee program run by Airbnb, not an insurance policy. It provides meaningful protection, but it has exclusions, a claims process controlled by Airbnb rather than an independent insurer, and no business interruption or commercial property component. Hosts operating as a business entity should carry a separate commercial policy.

BOP versus a homeowner's STR endorsement: which is right for Texas hosts?

A homeowner's STR endorsement is typically the right fit for hosts renting a primary or secondary residence occasionally. A BOP is more appropriate if you own the property through an LLC, manage multiple rentals, or earn substantial annual income from STR activity. The commercial structure of a BOP also provides broader liability coverage in some scenarios.

What happens if a guest is injured at my Texas Airbnb?

AirCover may respond to the claim. If AirCover declines or the claim exceeds AirCover limits, your commercial general liability coverage under a BOP picks up medical costs, legal defense, and judgments. Without either in place, you face personal or business-entity liability directly.

Does BOP cover flood damage to my rental property in Texas?

No. Flood is excluded from standard BOP and from most commercial property policies. Gulf Coast and Houston-area hosts should evaluate NFIP or private flood coverage separately. Flood exposure is one of the most significant underinsurance gaps for Texas STR owners.

What does BOP cost for a single Airbnb property in Texas?

For a single property owned through a business entity, annual premiums typically fall between $600 and $1,100. Properties in high-value areas or with elevated liability exposure will be toward the top of that range. Bundling multiple properties often reduces the per-property cost.
