Airbnb's AirCover program provides up to $3 million in liability coverage and $3 million in damage protection. For most Florida hosts, those limits are meaningful. But AirCover is not an insurance policy. It does not cover business interruption, does not cover your business personal property as a commercial asset class, and runs its claims process internally rather than through an independent insurer. What a BOP Does NOT Cover

The Structure Itself. The building needs its own policy. Florida's property insurance market is distressed, and finding affordable landlord or dwelling fire coverage in hurricane-exposed areas is a real challenge. BOP does not solve this.

Hurricane Wind. Many Florida commercial policies exclude hurricane wind or require a separate windstorm policy or endorsement. Hosts in coastal areas should verify exactly what wind perils their underlying property policy and BOP include.

Flood. Standard BOP excludes flood. Florida's topography makes flood risk significant across most of the state, not just coastal areas. Orlando, Tampa, Jacksonville, and inland communities all have FEMA-mapped flood zones. Separate NFIP or private flood coverage is required.

Guest Property Theft. AirCover handles some guest property claims. BOP does not.

Intentional Acts. Deliberate damage by guests is excluded from BOP.

STR Exclusions in Underlying Property Coverage. Verify your dwelling or landlord policy does not exclude short-term rental activity. Florida condo associations also frequently restrict or ban STRs through their governing documents, which is a legal issue separate from insurance but affects your ability to operate and be insured.
